Best time to overseed in Virginia (and how to do it right)

Overseeding is how you fill in thin spots, thicken your lawn, and introduce improved grass varieties. In Virginia, you get one window per year. Miss it and you wait 12 months.

The window: September 1 to October 15

Soil is warm enough for germination, air temperatures are cooling down to reduce stress, and the grass is entering its strongest growth phase. Earlier in the window is better — it gives seedlings more time to establish before the first frost.

Prep work matters

Seed tossed onto unprepared soil has a germination rate under 20 percent. Core aeration immediately before seeding is the single biggest factor in success. The aeration holes give seed direct soil contact and protection from birds. Power raking to remove thatch is also beneficial if your thatch layer is over half an inch.

Seeding rates

For tall fescue overseeding: 6-8 pounds per 1,000 square feet. For bare spot repair: 8-10 pounds per 1,000 sq ft. Use a broadcast spreader for even coverage, making two passes in perpendicular directions.

The 14-day watering rule

New seed needs consistent moisture for 14 days. Water lightly twice daily — morning and late afternoon. You are keeping the top half inch of soil damp, not soaking the lawn. Once seedlings reach 2 inches, switch to deeper, less frequent watering.

What not to do

Do not apply weed killer for 6-8 weeks after seeding. Do not mow until new grass reaches 3 inches. Do not let the seed dry out in the first two weeks. Each of these mistakes drastically reduces your germination rate.
